Brief Project Description:
The project consists of design-build services for the repair and modernization of Dormitory Facility Building 401 at Dover Air Force Base. Exterior work includes repairing deteriorated concrete beams, walls, and ceilings; addressing expansion joints; replacing gutters, downspouts, and associated metal trim; regarding the perimeter with new PVC underdrain piping and turf stabilization; enclosing exterior stairwells with new structural framing; and replacing all exterior windows with energy-efficient double-pane units. Interior mechanical work includes comprehensive HVAC upgrades with removal of existing fan coils, installation of new 4-pipe fan coil units, and integration of four new Dedicated Outdoor Air System (DOAS) units with energy recovery and MERV-13 filtration. Additional work includes new ductwork, laundry room dryer venting, kitchen exhaust systems, and upgraded mechanical controls to ensure balanced ventilation, proper pressurization, and stable temperature and humidity. All work must comply with Dover AFB Design Guide, UFC, IFS, EPA, and ASHRAE standards.
